Whether you’re thinking of buying a home, renovating your home, or selling your home it’s natural to want the very best home for the very best price. If you’re selling your home, having a minimal to non-existent list of items that need to be fixed or replaced combined with a great appraisal is the best possible outcome. If you’re currently looking to purchase, finding that perfect home and then going thru a fairly easy inspection provides comfort like no other. Either way, Inspections and Appraisal are a huge piece of your real estate transaction. But what’s the difference?

A home inspection is a choice that is offered to you once you write an offer on your new home. Inspections are not mandatory or required by any lender or seller. Many also believe that the cost of an inspection is something that is part of your closing costs, should you have any. This is not true. Inspections are an out of pocket expense and are typically priced based on the square footage of the home. The entire process can take 3-4 hours. Your inspector will look closely at the foundation, all the appliances, any and all major systems, and they observe the overall condition of the home. Their job is to give you their opinion and call out any deficiencies they may find. It is then up to you to decide if you’d like to continue with your buying process or continue to search for your next new adventure.

Like inspections, and appraisal is also an out of pock expense based again on the square footage of the home. Appraisals are ordered by your lender and typically take anywhere from 7-10 business days to complete. The appraiser will come to the property, observe the land it sits on, observe the materials used to build the home, the current condition of the home, and pull all known records on the home. Once back to their office, they will then compare the price and condition of the home to all other recently sold, pending, or available homes on the market today to determine if the property is fairly priced in the current market.

Our Owner and Team Lead, Chelsea Knutson, is in her 11th year of business. She began building the Better Living Group four years ago and has experience in a variety of real estate opportunities. Her family has remodeled homes since she can remember and she herself has had the opportunity to renovate her own Minnesota properties. Her clients have given her nicknames such as “bulldog” and the “Chelsinator”. She finds real estate rewarding in that she is a part of helping people accomplish their dreams and move forward in their lives.

Our Lead Buyer Specialist, Georgie Reinke, is the definition of a rockstar. She enjoys working with home buyers and helping them through the intricate process of purchasing a home. She has a knack for finding the right solution for each individual and always makes the extra effort to ensure our clients are happy with their new home. Georgie is known as our team’s “velvet hammer”, she will never give up on fulfilling our client’s needs.

Our Lead Listing and Showing Assistant, Olivia Brion, has worked hard since entering the business more than 2 years ago. She strives to always be right in the center of real estate happenings and local market news. She enjoys the constant motion of real estate and meeting new people. Olivia is our fireball who never takes no for an answer. She takes the listing process seriously and leaves no stone unturned when it comes to finding our clients their dream home.

Our Buyer Specialist, Beth Lyons, has been in the business for more than 6 years. She enjoys showing homes and conducting open houses for our client’s listings. She has worked a variety of real estate transactions and always ensures our clients are taken care of. Beth is our team’s funny bone. She always has a smile on her face and has a sense of humor that will make you belly laugh.

Our Marketing Manager, Kelly Geach, is a professional in all things marketing. She takes care of our team and client marketing pieces and continues to follow up after all is said and done. She keeps everything flowing as it should and is ultra creative in her marketing efforts. Kelly is our team’s main system, she’s our hub. She keeps us moving onward and upward in reaching our real estate goals.
