Tips for Showing Your House with Pets- by Olivia Brion, Showing/Listing Assistant

When selling a home with pets it is important to think how you would respond if you were the one visiting someone else’s home who had a cat or dog. If you notice a smell, would that turn you away? If you see damage caused by an animal, would that be okay with you or a deal breaker?

There are times where it may not be possible to remove a pet from a home. Maybe due to your job you just can’t come back and remove them or you can’t find anyone who will help take care of them. If this is the case your next best option is to either put them in a contained space and let a buyer and their Real Estate agent know about it ahead of time or buy a pet friendly cage to keep them in. While your pet may not be accustomed to this, and you love treating your animals like one of the family, sometimes this is what is necessary when you are making selling your home a priority.

As much as we love our pets, they are still animals, and pet damage is never attractive when selling your home. Dogs and cats will inevitably destroy something, including carpets, furniture, hardwood flooring, walls, doors, and potentially your yard. All of this damage should be repaired prior to showing the home. This may require some investment on your part, especially if the animal has damaged expensive items like your hardwood flooring or walls in your house.

Having a pet in the house or yard can create complications for the showings agents as well while they are trying to show your house, and puts your pet at risk of accidentally getting out during the process. As uncomfortable as it can be to think about, there are also liability issues to deal with as well. While your dog or cat may be friendly, it is important to remember that not all pets may be friendly. The last thing you want is Meeko taking a chunk out of a buyers are or ankle.

Lastly, if you notice any odors we would suggest making an appointment for your carpet and flooring to be professionally cleaned, with a focus on removing pet odors. If the staining or odors are too bad, you may need to replace the carpet in the problem areas.

Whether you’re thinking of buying a home, renovating your home, or selling your home it’s natural to want the very best home for the very best price. If you’re selling your home, having a minimal to non-existent list of items that need to be fixed or replaced combined with a great appraisal is the best possible outcome. If you’re currently looking to purchase, finding that perfect home and then going thru a fairly easy inspection provides comfort like no other. Either way, Inspections and Appraisal are a huge piece of your real estate transaction. But what’s the difference?

A home inspection is a choice that is offered to you once you write an offer on your new home. Inspections are not mandatory or required by any lender or seller. Many also believe that the cost of an inspection is something that is part of your closing costs, should you have any. This is not true. Inspections are an out of pocket expense and are typically priced based on the square footage of the home. The entire process can take 3-4 hours. Your inspector will look closely at the foundation, all the appliances, any and all major systems, and they observe the overall condition of the home. Their job is to give you their opinion and call out any deficiencies they may find. It is then up to you to decide if you’d like to continue with your buying process or continue to search for your next new adventure.

Like inspections, and appraisal is also an out of pock expense based again on the square footage of the home. Appraisals are ordered by your lender and typically take anywhere from 7-10 business days to complete. The appraiser will come to the property, observe the land it sits on, observe the materials used to build the home, the current condition of the home, and pull all known records on the home. Once back to their office, they will then compare the price and condition of the home to all other recently sold, pending, or available homes on the market today to determine if the property is fairly priced in the current market.

The Buying Process

When choosing to buy a home, whether it be your first home or your retirement home, you’ve made a huge life decision! Starting this process can sometimes be overwhelming but here are some helpful steps to guide you through this process successfully.

The first step in your journey is to find a loan officer that you are comfortable working with. They will dig into your financial status and assess how much you can afford towards your new home. Once you have their per-approval letter, you are on your journey to find the perfect realtor that fits your needs.

After signing all the necessary documents, you may begin looking at as many homes as your desire until you find your new dream. After writing an offer and negotiating terms, your halfway through your home buying process! You will now get the opportunity to have a home inspection and you may renegotiate your terms or rescind your offer if you feel it’s necessary. After the home inspection allowance is over, the process is considered pending and all property title work, funding from your lender, and your lender will also require an appraisal be done on the property to ensure the price is fair market value. After all paperwork and approval is complete, you may now attend your closing where you will sign all the proper documents to become the new homeowner.

First Steps to Listing Your Home for Sale

Taking these initial steps to prepare your home for sale are some of the most beneficial steps to take when it comes to listing your home on the market. These are what I like to call my ‘listing prep basics’.

Declutter: Now is the time to go through those closets and shelves, start packing what you don’t need for the next 3-6 months. If you haven’t seen or used something in 6+ months, decide if it’s a need or a want and either put it in an off-site storage unit or donate it. You may also call places like 1-800-Got-Junk, they’ll remove and recycle for you.

Repair: If there are repairs around the house that are visible to the naked eye or that you know about and haven’t gotten to, take care of them now. No house is perfect and every house will have a list of imperfections when it comes to the buyer’s inspection. Putting the effort into completing known repairs beforehand will have a positive impact when that time comes.

Refresh: If the wall color is not in the neutral color wheel or is damaged, repair and refresh the paint. Clean from top to bottom, including the carpets, windows and drapery. Don’t forget about curb appeal, replace any dead plants and keep up with seasonal maintenance.

Home Inspections: Why should I pay for one?

When purchasing a home it is an option for you to get a home inspection. There is a cost, and many people ask why they should even have one completed if it is going to cost them extra money. There are an abundance of reasons but we will start with the most important.

Yes, a home inspection is a cost that is paid separately by you, the individual purchasing the home. This cost can range anywhere from $295-$450 depending on the size of the home as well as the style. This is going to provide you with an expert who inspects homes for a living and will dig deeper then the eye can see. It will also answer questions about your home you would have never thought to ask.

A question we get a lot is “What are they going to look at?”. Well, your inspector is going to spend quite a large amount of time in the home looking at, well, everything. They will be checking the condition of your foundation, looking for any way intrusion that may have occurred or may be occurring. They will also look at your water heater, furnace, and also in your attack. They do not just check the interior of the home, they also do a detailed check of the outside. On the outside they will check your grading to ensure there is not water entering around your foundation walls. They will climb on your roof to ensure it is in a condition that will last you for hopefully many years. Amongst these items, there is also so much more!

Lastly, you are going to get a third party opinion. Yes, you, your family and your Realtor will all be viewing the home prior to the inspection and will see many things. Having an inspector come through is another opinion on the over all condition of the home from a professional in that field. Going in to your new home feeling comfortable and knowledgeable is huge! You will have a sense of comfort and relief knowing what it is you need to do to make the home what you want it/need it to be.
