You hear us talk all the time about the different phases of Real Estate and how it is “Ever Changing”. That’s because it truly is. The market has highs and lows, and much reflects and contributes to that.
We are now entering a new season, SPRING! I am sure you all are anxiously awaiting the weather change as we are here at the Better Living Group. Along with the weather change comes a shift and change in the Real Estate Market. As many of you have probably noticed, homes are beginning to sell a bit quicker than they were even 2-3 months ago. This is due to many things, but a high factor is Spring, as people typically wait until this time to finish the final preparations on their home to get it listed For Sale. Our Team is currently working with many Sellers who were waiting for early spring to get their home listed.
Not only are Sellers finishing the final preparations to get their homes listed (packing, staging, repairs, cleaning, etc.) but Buyers are also finishing their preparations to get ready for this Spring Market. This includes talking with a Lender to get Pre Approved, discussing wants/needs in their new home with us at the Better Living Group and so much more.
Homeowners in general are preparing for Spring also. It is such a wonderful change in season but can also bring some “not so fun” factors such as water intrusion, leaking roofs, mechanical changes, you name it. As a homeowner we want to help you be fully prepared for Spring. Prepare your home for all the melting snow, it will always try to enter your home unless precautions are taken. Spring cleaning is also very important, regardless of whether you are selling or not, this is something everyone does in their own way. I know I personally clean out not only the inside of my home but also deep clean my garage, remove snow 6 feet from my foundation and of course, do a little decorating!

Which month do you think most people who are considering buying a home actually start their search? Most of us automatically imagine spring. Are you thinking of April? You may be surprised, but that is not the case anymore.
Realtor.com just released data showing that January and February months are the start to home shopping season!
Here is a quote directly from the article- “Historically, April launched the kickoff of the home shopping season as buyers would come out of their winter hibernation looking for their new home. However, the spring shopping season now starts in January for many of the nation’s largest markets.”
The article goes on to talk about the data and research, but really what it boils down to is taking a look at the average number of views per listing on the market. And looking back the last few years, it is getting earlier and earlier into the winter season.
So what do you think drives this?
My answer is…. a competitive market, rising prices and low inventory. Which is exactly what we are seeing here in our Minneapolis area market.
