Summer Travel: Post Pandemic

In many households, we have been slowly recovering from the pandemic and families have started to travel again this summer!

For many, life’s feeling “normal” and it feels so good!

We officially still have a month of summer left to enjoy and it is not too late to take a road trip to a different destination here in Minnesota.  My family is personally taking a “road trip” to Duluth and the North Shore.

* Pelican Pete – Pelican Rapids

3 Main Concerns of Buyers in Today’s Market

Concern #1

How quickly can I make an offer?

This depends on whether or not you have an active and updated preapproval letter. In order to submit an offer – which can be done ASAP, you must have an updated preapproval letter from your Lender/Mortgage Company. If you do not have this in hand, we must get you set up with a lender of your choosing to review finances and go over what you are looking at for price point, down payment, monthly payment, estimates of all and more. Offers can be submitted as soon as you are ready, personally and financially.

Concern #2

How do I make the best offer not knowing what the other offers are?

In a multiple offer situation, sellers cannot disclose terms of the other offers in hand. Writing an offer on a home in multiples is all about making your strongest offer to reflect the following:

* Best price to offer based on the current market in the area and to reflect your comfort level (you are the one paying for this property, your comfort level is IMPORTANT)

* Are you asking for an inspection? If so, is it contingent upon that or non-contingent?

* Consider closing costs (who is paying those, you or the seller?)

* Make sure to request a preferred closing date for the seller.

Concern #3

Do I have enough time to find a home?

YES! Make sure you have a discussion with us regarding your time frame a few months PRIOR to beginning your home search. The importance of timing is huge, especially if you are renting. I would suggest getting your toes in the water 5 months prior to your preferred move in date. This gives us the time to review/set up your home search, prepare homes for you to view and get that lending process locked down.

Don’t get discouraged if your first offer is not accepted on a home, the right home is out there and having these pertinent conversations is something we pride ourselves on as Realtors on the Better Living Group.

Curb Appeal…..

Spring is here in Minnesota – the grass is growing, the birds are singing, and beautiful flowers are starting to bloom.  First impressions matter and whether you’re getting ready to sell, or you’re just looking to add a little extra pizazz to your home’s exterior, boosting your curb appeal can be quicker and easier than you might expect. Here are just a few projects to consider.

At the top of the list is to Paint your front door – Buy a gallon of paint and add some brightness. Bold trends are in but make sure it doesn’t clash with other colors of your home. Then update your door hardware, swap out exterior lights and landscape lights to help the visual appeal in the evening, it is also a great safety precaution. Also, add flower boxes and fun doormats that are interchangeable. Maybe install new house numbers or a mailbox. Adding patio furniture such as a porch swing is inviting and adding texture with pillows and rugs. Lastly, lay some fresh mulch, spruce up your shrubs and add pops of color with potted flowers.

Don’t get Discouraged in Today’s Real Estate Market

There are so many variables when purchasing a home which all depend on the state of the real estate market at the time.  When you are looking at today’s market people seem to enter “panic mode” and understandably so.

As I go around speaking to so many different people, their first question to me is “How is the real estate market? I hear it is super crazy and properties are selling for an insane amount above list price.” My response is typically as follows “The real estate market is definitely crazy right now, there’s low inventory so not many options for buyers. Interest rates are also exceptionally low so there are a lot of buyers. Truthfully, it is a great time to sell and a great time to buy, it is just a tough time to do both.” Ain’t that the truth!

Just as majority of others, I have clients I have been working with for a short while, and some for a long time. Both have written multiple offers on many properties and we are continuing their search. In no way is this due to a so-called “bad offer.” The offers we are writing are strong. It is due to the majority of homes selling in multiple offers and for quite the amount above list price. However, this is not for every property. With the lack of inventory there are many buyers looking for homes but there are no homes, so the competition is high.

I also speak to a lot of people who are discouraged by this market and just all-around nervous. I totally get that! However, the right home is out there for you and we will help you find it. Try to not feel discouraged if your offer is not accepted the first, second or even third time. Because that fourth time might just be the perfect home for you.

If you are looking to purchase a home, but are feeling panicked or scared about the current market, trust me we do understand. We are here to help guide and counsel you in the best decision for you moving forward. Yes, the market is crazy but also the interest rates are fantastic and is something to take full advantage of if you are able.

*Please remember, purchasing a home is one of the largest financial decisions you will make in your life. Being comfortable with the offer you submit on a home is huge and a significant factor you should always keep in mind and consider. Don’t just “pay whatever”, really stop and think about it with us, your Realtors, let us help guide you. *
