The Parade of Homes Remodelers Showcase happened this past weekend, October 1-3. If you have renovation plans in the works, this tour was a great way to start your inspiration! Thirty-Nine homes were featured this year, style varied from eclectic vibe, to lake cottage and modern.

Remodeling may be the best option if your style and tastes no longer fit but you want to stay in your current neighborhood. If you are considering taking on a renovation project, there are some important decisions to make.

The tour featured many different vendors, and when you are planning a remodel, it is critical you choose a trustworthy team.

* Define your objectives; are you focusing on function or flow?
* Choose the things you most use, need and love. Or maybe your remodeled space is made to entertain by turning your vision of a custom kitchen into reality.
* Determine budget and financing. Build your wishlist by wants vs needs. How much are you willing to spend? Will your property value support your improvements?
* Research remodelers, interview top contenders and contact references.

Follow these tips and you will achieve that dream look you’ve wanted!

3 Main Concerns of Buyers in Today’s Market

Concern #1

How quickly can I make an offer?

This depends on whether or not you have an active and updated preapproval letter. In order to submit an offer – which can be done ASAP, you must have an updated preapproval letter from your Lender/Mortgage Company. If you do not have this in hand, we must get you set up with a lender of your choosing to review finances and go over what you are looking at for price point, down payment, monthly payment, estimates of all and more. Offers can be submitted as soon as you are ready, personally and financially.

Concern #2

How do I make the best offer not knowing what the other offers are?

In a multiple offer situation, sellers cannot disclose terms of the other offers in hand. Writing an offer on a home in multiples is all about making your strongest offer to reflect the following:

* Best price to offer based on the current market in the area and to reflect your comfort level (you are the one paying for this property, your comfort level is IMPORTANT)

* Are you asking for an inspection? If so, is it contingent upon that or non-contingent?

* Consider closing costs (who is paying those, you or the seller?)

* Make sure to request a preferred closing date for the seller.

Concern #3

Do I have enough time to find a home?

YES! Make sure you have a discussion with us regarding your time frame a few months PRIOR to beginning your home search. The importance of timing is huge, especially if you are renting. I would suggest getting your toes in the water 5 months prior to your preferred move in date. This gives us the time to review/set up your home search, prepare homes for you to view and get that lending process locked down.

Don’t get discouraged if your first offer is not accepted on a home, the right home is out there and having these pertinent conversations is something we pride ourselves on as Realtors on the Better Living Group.

Curb Appeal…..

Spring is here in Minnesota – the grass is growing, the birds are singing, and beautiful flowers are starting to bloom.  First impressions matter and whether you’re getting ready to sell, or you’re just looking to add a little extra pizazz to your home’s exterior, boosting your curb appeal can be quicker and easier than you might expect. Here are just a few projects to consider.

At the top of the list is to Paint your front door – Buy a gallon of paint and add some brightness. Bold trends are in but make sure it doesn’t clash with other colors of your home. Then update your door hardware, swap out exterior lights and landscape lights to help the visual appeal in the evening, it is also a great safety precaution. Also, add flower boxes and fun doormats that are interchangeable. Maybe install new house numbers or a mailbox. Adding patio furniture such as a porch swing is inviting and adding texture with pillows and rugs. Lastly, lay some fresh mulch, spruce up your shrubs and add pops of color with potted flowers.

Spring Clean Up Time!

With Minnesota having pretty great weather these past couple of weeks, my mind has been racing on all of the spring cleanup that I have to do and I’m excited to start on.

When you are prepping your home for the market, making sure it is presentable and all areas of your home are accessible, is key. When preparing, cleaning out all spaces to ensure maximum visibility with the least amount of clutter and exposed items is pertinent. People want to be able to walk through each room of your home without stumbling upon something either in their way or even something personal.

Begin with your bedrooms and your closets, downsize and pack away everything that you are not going to be needing due to the weather change. Switching out by season can really help in keeping your space functional and not to full. In addition, you can utilize that same strategy in your bathroom and your cabinets. Minimize, minimize, minimize.

Lastly, SPRING CLEANING! Utilize this beautiful weather to work on the outside of your home. With the ground not being totally thawed you certainly cannot do everything but there is a lot that you can still do. Cleaning up your yard can include any excess leaves from the previous year, cleaning up your kids sandbox and all the toys, getting all of your flowerpots ready and any additional cleanup that would help make your yard much more presentable in a season where we see a lot of brown. Start putting out your lawn furniture as well to make all spaces usable.

And lastly, get in that garage! I know that in my home my garage seems to stack up with stuff throughout the winter season. How much easier it is to put stuff in there then find another space when the weather is so cold. Focusing energy on getting that garage clean and organized is huge. In no way does it need to be completely cleared out, however, being able to walk through the garage and see the space is huge. Organize, get good sturdy shelving so you can utilize the space higher off the ground and include tubs if you need to separate all items.

Homeowner Hiccups: Leaky Water Pipes

What to Do When You Have Leaky Pipes

It was a Friday. I was working from home, as many of us are these days, and I see a text from my husband telling me I need to come downstairs. He says he hears what he believes to be a “dripping” sound. Dripping sound?!? As much as I wanted to believe it was his imagination, there it was, the little bubble in the ceiling that told me everything we needed to know. I pushed ever so slightly on that bubble and as suspected, we have a water leak!!

We looked at each other and knew this was going to be another one of those “homeowner” days. We began with grabbing a bucket and towels. Then started to carefully cut away the sheetrock around where the bubble was located. When we could see all of the existing plumbing, it was time to find where the leak was coming from. After separately running each of the faucets and fixtures in the bathrooms above, we found the culprit. It was an older water pipe that was telling us it was retiring, today, no longer to be of service. Next crucial steps, shut off the water valve to that location and call a plumber.

Thankfully, the leak was coming from only one source and shutting off the water to it was manageable. We also heard and saw the leak before any major damage could occur. With that, water leaks can become a much worse and damaging problem. To try and help homeowners offset the severity of damage that water intrusion has the potential for, here are my top two tips.

First, listen to how your home works. Every home has its own sounds, its own unique way of telling you when it needs something. Whether you notice the sound of dripping water or that your toilet is running longer than it used to, do something about it right then and there. If you aren’t sure, call a trusted professional and ask for their opinion.

Second, know how to turn on and shut off the water supplies in your home. There are lots of sources to gain this information, from general how-to video tutorials to speaking with a licensed and trusted plumber. Knowing this will not only help when a water issue arises, but is also a good way to prevent issues, especially when you plan to leave your home for extended periods of time.

All in all, water issues are a common part of homeownership and don’t always turn out to be catastrophic. Other than replacing some plumbing and minor sheetrock repair, I am grateful we were able to keep this episode of homeowner hiccups to a minimum.

Inexpensive Upgrades to Bring You More For Your Home

Whether you currently own a home or are looking to purchase a new home, keep in mind that updates and upgrades are possible without draining your bank accounts.
If you currently own a home there are many things that you can do to bring you more bang for your buck when you go to sell your property. If your bathroom or kitchen could use some love, keep in mind that you can update those rooms with some of the following tips.
First, cabinetry. If your cabinets are in good shape but may not be the color you like, or a popular color at the time, there is always the option to paint/stain. With painting comes new knobs as well. Paint and knobs will give your cabinets a whole new feel and make the space feel much more open and airier. Same for your bathrooms, paint and new knobs can go a long way for refreshing a space and bringing an out-of-date space up to date.

Next is paint and flooring. If you currently own a home with wood paneling, please know that if you do not have the means to replace it, that you can always paint it. I have painted the wood paneling in my home until my husband and I decide what we would like to do further with the space. Painting wood paneling is easy, and it looks fantastic, it also gives a little bit of dimension to the room. While you are painting, painting trim may not be the most fun, but it will certainly save you some money and is a great option if your trim is still in very good condition.

When you are contemplating replacing flooring please know that you do not need to go with solid hardwood floors, bamboo or anything at a higher price unless you wish to do so and have the means to do so. You can make a room exactly what you want without spending too much. For example, vinyl flooring is always available and looks wonderful, it also wears really well for long periods of time.

I recently updated my office. My office does have wood paneling, and I do like the look, I just did not like the color. Therefore, I elected to paint the wood paneling along with the trim. I went with a deep emerald green on the walls and white trim. We also replaced the flooring with a vinyl grey/white. The deep color with the exceptionally light floor has a wonderful contrast and really opens up the space. It is absolutely wonderful how much a room can change with easy repairs or replacements. My office is cozier than it ever has been and is exactly what I envisioned. Other than the some decorating/organizing, the room is complete. (Before & After Photos Below)
