What features are worth paying for and what should I be willing to do myself?
The following features are typically worth every penny you’ll pay for them:
- Upgraded kitchen/baths,
- Updated major home maintenance items (i.e. roof/windows/siding)
- Newer mechanicals & systems (e.g., furnace/A-C/water heater).
Minor cosmetic updates and repairs (e.g., paint, flooring, exterior grading, gutters) will be less costly and may be something to consider doing yourself over time. The reality is that no house is perfect and every house will require some measure of updates and repairs. Lean on our team for informed advice, try not to dwell on the small things and pick your battles when it comes to the big-ticket items.
Once I make an offer, how long until I can move in?
Once you’ve come to a final agreement with the Seller(s), the typical closing date will be around 30-60 days following the final agreement date. However, the timing can vary greatly depending on the needs of either the Buyer or the Seller and may be sooner or further away.
Should I get lender approval before or after meeting with my Realtor?
Receiving an approval to purchase your new home is a crucial step in the home-buying process. Whether you choose to look at your lending options before or after meeting with our team is not as important as it is that you get it completed prior to beginning to look at homes. Our team will often have great lender referrals to fit your purchasing needs.
